A PT PMA company can never acquire freehold title, even an Indonesian company can't - only Indonesian citizens can, and must instead buy a 'Right to Build' title (Hak Guna Bangunan) over land, 30 years maximum at first but extendable and it gets registered with the National Land Agency, in order to build on it - if the land's zoning classification allows that is (it can't simply lease land and build on it). Creating a PT PMA is not a trivial rubber stamp formality that can be used to bypass the law, it's a full limited liability company which requires an address in Indonesia, a minimum of two shareholders, a Director and a Commissioner and it must be registered as conducting a particular business activity under the KBLI system and has complicated and onerous management and reporting requirements just as it would in any western country. It also must have a minimum capital investment of ID 10 billion (about US$600,000) and cannot be used simply to build a ($100,000) house for a shareholder - there are penalties if a shareholder quote: "exploits the Company for their personal interest" - as the investment funds must be used solely to earn revenue for the PT PMA and, amongst the many reporting requirements, an activity report on current and future commercial activities must be submitted every three months. Obviously this $100,000 private residential house on leased land cannot possibly be legal and has no doubt been done with the usual smoke-and-mirrors nominee agreements and notary deeds etc. that have been ruled illegal multiple times in the Denpasar Courts so don't be fooled.

I'm not surprised you built in east penida. You're very far from developed areas. Which is great for people who like isolation and self sufficiency but for me its too far out. The roads there are horrible, takes ages to ger there. I'd never stay there
